For mitigation-bank sponsors

A Long-Term Steward for Your Mitigation Bank

When your wetland or stream bank needs a permanent home, Broad Water holds the easement, manages the endowment, and monitors the land, for as long as forever takes.

The need

Your bank needs a steward built to outlast everyone

We hold and monitor conservation easements in perpetuity for mitigation-bank sponsors who need a steward that keeps the promise for as long as the land must stay protected.

Regulators require permanent protection and permanent stewardship. Broad Water is structured and funded to provide exactly that, so your credits clear, your obligations are met, and the land stays protected long after the bank has sold out.

Peace of mind

Endowed, monitored, and accountable

Every bank we take on is backed by the structure regulators look for and sponsors can count on. We are an IRT-approved long-term steward, recognized by the U.S. Army Corps of Engineers (USACE) in 13 districts across 11 states: Virginia, West Virginia, North Carolina, Pennsylvania, Maryland, Ohio, Illinois, Indiana, Kentucky, Tennessee, and Missouri.

  • Endowed in perpetuity: a dedicated stewardship endowment, funded to last forever.
  • Annual monitoring: on-the-ground inspection and documented reporting, every year.
  • Legally defended: every easement is backed by Terrafirma conservation-defense insurance.
  • Land Trust Alliance member, held to national standards and best practices.
  • Built to last: a decade-plus track record, and the structure to hold land forever.
How the stewardship endowment works

Funded to outlast the bank — and us

Place a bank with Broad Water and the obligation to protect that land forever transfers cleanly from the sponsor to us. It’s backed by a funded, dedicated endowment, with each account managed to that property’s specific needs.

1

Funds set aside at close

As the bank sells credits, stewardship funds are set aside for the land’s permanent care.

2

A dedicated endowment

We move those funds into a dedicated endowment, held and invested under an Interagency Review Team–approved policy.

3

Perpetual stewardship

Annual earnings fund on-the-ground monitoring, legal defense of the easement, and a catastrophic-event reserve, every year, in perpetuity.

The result is an unambiguous transfer of liability from the sponsor to a dedicated long-term steward. That’s exactly the assurance regulators and sponsors are looking for.

Annual, on-the-ground monitoring and documented reporting for the life of the easement.

04

Report and verify

Transparent records keep regulators, sponsors, and the public confident the land stays protected.

Common questions

Questions sponsors ask us

The short answers to what mitigation-bank sponsors want to know before placing a site with a long-term steward.

What does a long-term steward do for a mitigation bank?

A long-term steward takes on the permanent care of a wetland, stream, or species mitigation bank after restoration is complete. Broad Water Innovations holds the conservation easement, manages the dedicated stewardship endowment, and performs annual on-the-ground monitoring with documented reporting for the life of the easement, in perpetuity.

Where is Broad Water Innovations approved as a long-term steward?

We are an IRT-approved long-term steward recognized by the U.S. Army Corps of Engineers in 13 districts across 11 states: Virginia, West Virginia, North Carolina, Pennsylvania, Maryland, Ohio, Illinois, Indiana, Kentucky, Tennessee, and Missouri.

How is perpetual stewardship funded?

As a bank sells credits, stewardship funds are set aside for the land’s permanent care and moved into a dedicated endowment, held and invested under an Interagency Review Team–approved policy. Annual earnings fund on-the-ground monitoring, legal defense of the easement, and a catastrophic-event reserve, every year.

Can Broad Water take on just one role, or does it have to be all three?

Either. We can serve as easement holder, long-term steward, or endowment manager: any one role, or all three. Many sponsors prefer one partner for the whole obligation, but the structure is flexible.

What happens to the sponsor’s liability when a bank is placed with Broad Water?

Placing a bank with Broad Water creates an unambiguous transfer of liability from the sponsor to a dedicated long-term steward, backed by a funded endowment. That is the assurance regulators look for and the clean exit sponsors need.

Does Broad Water work directly with private landowners?

Our partners are mitigation-bank sponsors and the mitigation companies that develop bank sites. Landowner relationships are typically handled by those companies; Broad Water then holds the easement and stewards the land for the long term. If you are a landowner with a question, get in touch and we can point you in the right direction.
